
Overview
The Cliff is the adaptive reuse of two single-story office buildings into Henderson's first new open-air lifestyle destination in more than twenty years. VAC acquired the 9.96-acre site at 2500 and 2550 Paseo Verde Parkway in August 2026 and is converting 93,526 SF of dated 2002 office space into Class A retail, dining, and entertainment anchored by Arhaus (NASDAQ: ARHS). The Henderson City Council unanimously approved the project along with an entertainment district overlay, and the site is under construction now, built by Charger Construction under a GMP contract. The program runs to 38 tenants across curated food and beverage, wellness, and experiential retail, organized around a central bar and outdoor lounge, covered patios, and a food kiosk alley. The site sits at I-215 and Paseo Verde next to Green Valley Ranch Resort and The District, inside a three-mile trade area of more than 165,000 residents with average household income above $118,000. Completion is planned for 2027.
