US Lighting Trends reported that Visual Comfort had leased a 3,161-square-foot showroom at The Cliff, the open-air retail, dining and lifestyle project replacing a 100,000-square-foot office complex on 10 acres in Green Valley Ranch. The trade publication said VAC Development broke ground on the $100 million transformation on September 1, after a VAC Development-led joint venture acquired and recapitalized the project at the end of August. Under the new ownership structure, it said, VAC is leading development alongside CAST Capital Partners.
Visual Comfort signed alongside Pvolve and BODYROK, the first two fitness concepts at the project. The article listed the earlier tenants as Arhaus, the furniture anchor at 16,420 square feet, along with The Taco Stand, Lyte House, The Barista Botanist and Killer Whale Creamery. It described the lighting showroom as deepening the home and design offering next to Arhaus, and said delivery to tenants is targeted for Q2 2027.
Devon Sansone, principal of VAC Development, told the publication his family has been developing in Henderson for more than 20 years. He said the city has more than 340,000 residents but only about 195,000 square feet of Class A retail, and that The Cliff is built to close that gap. Steve Neiger, managing broker at CAST Capital Partners, said the new tenants were sharpening the project's identity and that the team was already negotiating with several cult-favorite apparel brands and talking with direct-to-consumer brands about a Henderson storefront.
