Who We Are
VAC Development is a real estate investment and operating company founded in 2022 as a joint venture between WG Group and Sansone Investments. VAC is composed of highly skilled real estate professionals and entrepreneurs with a unique ability to originate, structure, underwrite, close, and reposition value-add and core investments in land, multifamily and commercial real estate.
Our principals have collectively conducted over $2 billion in real estate transactions across upstate New York, Miami, the South, Midwest, Hawaii, and Las Vegas. We are not asset-class specific and focus on acquiring opportunities that competitors overlook through our agile structure.
Why “Value Add Cowboys”?
The term Value Add Cowboys came from how we were going to brand ourselves. We wanted to showcase who we are and the types of opportunities we invest in. We are all out-of-the-box thinkers who never wanted to be like the other real estate investment groups.
Our main purpose is to have fun doing what we love: enjoying the process of finding off-the-beaten-path opportunities, executing our business plan, delivering above-market returns, and laughing along the way.
Meet the Principals
Devon Sansone
Principal
Devon has been active in real estate since starting with his father at age 16 in construction, learning framing and general construction oversight. For over 18 years, he has facilitated development, distressed, and underutilized properties throughout the Las Vegas valley as an active participant in acquiring, financing, operating, renovating, repositioning, and selling assets. His track record demonstrates attention to detail, innovative thinking, value engineering, and comprehensive deal involvement.
Benjy Garfinkle
Principal
Mr. Garfinkle has been an active real estate investor specializing in acquisition and repositioning of all real estate types, including distressed and underutilized properties, for over 40 years. His holdings span the East Coast, Midwest, Hawaii, and Nevada. His professional judgment and personal integrity have served partners, equity investors, and lenders throughout his tenure as sponsor, joint venture partner, and manager.
Andrew Dunn
Principal
Andrew Dunn has been active in the real estate industry operating in the private family office sector where he oversaw acquisitions, underwriting, property management, leasing, financing, and dispositions. His real estate experience includes over 70 residential fix-and-flip properties in the Las Vegas market and full-turn deal profiles of several hundred thousand square feet of office, retail, and industrial space with hundreds of apartment dispositions.
