In a post for her "Vegas Confidential" series, Las Vegas realtor Jennifer Graff of New Home Experts wrote about The Cliff and what she saw it signaling for Henderson. She described the project as a $50 million to $55 million, 100,000-square-foot open-air lifestyle and dining destination in Green Valley Ranch that would replace aging office space at 2500-2550 Paseo Verde Parkway. Construction was expected to begin in early 2026, she wrote, with openings slated for late 2026.
Graff stressed that the project was not built around big-box retail. She listed chef-driven restaurants, 25 curated retail shops including Arhaus, a 26,000-square-foot covered outdoor dining lounge, a kiosk village concept called "The Yard," and landscaped courtyards with fire pits, live music areas and public art. She named Partners Capital, Inc. and CAST as developers, with AO leading the architecture, and cited a projected impact of roughly 1,000 local jobs and an estimated $100 million boost to local GDP.
The post was written for home buyers, particularly those over 50. Graff argued that The Cliff was part of a broader shift in Henderson toward walkability and experience, and that it reinforced Green Valley Ranch as a long-term place to live. Her conclusion was that the development "quietly changes the conversation" for anyone considering the area.
