Nevada Business Magazine's April 2026 feature by Jennifer Rachel Baumer looked at the state's retail real estate market, from low vacancy and rising rents in Northern Nevada to the spread of freestanding drive-through pads, ground leases and experiential retail. Sources including Shawn Smith of Colliers Reno, Tim Deters of TRU Development and Justin Noin of McKenzie Properties Management described a market leaning toward smaller, flexible centers and toward uses that give shoppers a reason to show up in person.
In its section on experiential retail, the magazine pointed to The Cliff as one of Southern Nevada's newest lifestyle centers and one that makes the most of existing property. It described the project as around 100,000 square feet of underutilized office campus in Green Valley Ranch being rebuilt into a landscaped center for shopping, dining and entertainment, meant as an anti-mall with outdoor attractions, upscale shopping and food, a full fitness facility and live music events. The article placed it 15 minutes from the Strip and 10 minutes from the airport and named CAST Capital Partners and Partners Capital, Inc. as the developers.
