Neon, the Las Vegas Review-Journal's entertainment guide, gave an early look at the food and drink plans for The Cliff, which it described as a $30 million project renovating an aging Henderson office complex into an upscale retail center. Steve Neiger, a principal in CAST, told writer Johnathan L. Wright that the firm was developing the 100,000-square-foot project with Partners Capital of Los Angeles, with a tentative opening in summer 2025. "If you don't want to cook at your house, we want you to think of The Cliff," he said.
Named for its elevated site at 2500 to 2550 Paseo Verde Parkway above the 215 Beltway, The Cliff was planned to devote about 40 percent of its commercial space to food and drink, according to Neiger. One tenant was already known: Paseo Verde Tavern, a 24-hour bar with dining, gaming and billiards. Neiger said the project wanted chef-driven concepts with one or two locations in Las Vegas or two to three nationally, plus what he called crafted fast-casual meant to complement fine dining. Most tenants would open onto a central outdoor space with a bar, alfresco dining and rotating kiosks, programmed with events such as farmers markets and chef pop-ups.
Neiger also told Neon that adaptive reuse projects like The Cliff would become more common. He said COVID had created a large amount of vacant office space and that people were "going to become more creative with older buildings."
