On Place Shapers, the Merrick Studios podcast hosted by Todd Fidelman, Chris Clifford of Cast Capital Partners talked through The Cliff, which the episode described as a $72 million adaptive reuse of a 100,000-square-foot former Henderson office campus into an open-air, experience-first retail destination. Clifford said he wants visitors to spend five to eight hours there, starting with a workout and coffee and ending with dinner and drinks, instead of the hour or so a grocery-anchored center draws. He said he borrowed ideas from San Diego gathering places such as One Paseo and Del Mar Highlands, and that the team put landscaping in the forefront, looking more to Scottsdale than to the usual Las Vegas rock.
Clifford traced the project to a tenant with a celebrity chef who wanted about 5,000 square feet in a neighboring building, where the gas, power, grease trap and HVAC upgrades did not make economic sense. Spreading that infrastructure, including 10,000 new amps and communal grease traps, across 100,000 square feet changed the math. He cited 1.8 million square feet of Class A retail in Summerlin against 200,000 in Henderson, where he said the last Class A retail was built more than 20 years ago. He also described persuading Arhaus, which had no Nevada store and did not plan to return to the market until 2030, to tour the site in January 2024, after which it signed on.
Clifford was blunt that adaptive reuse is harder than building new. He recounted months spent convincing the City of Henderson not to require a separate grease trap for each restaurant cut through new hardscape, and a year spent on an 85-page master sign document, which he said accounted for much of the delay. He said construction was slated to start around mid-June, with consumers likely visiting in late first quarter or early second quarter of 2027. Asked about the name, he said it comes from the small cliff the property sits on rather than from him; he had wanted to call it the Paseo.
