On Sit Downs with City Lifestyle, the Vegas edition podcast hosted by the publisher of Henderson City Lifestyle magazine, Chris Clifford, a partner at CAST Capital Partners, described The Cliff as a 100,000-square-foot adaptive reuse project off St. Rose Parkway and the 215 that aims to bring high street retail to Henderson. He traced the idea to a celebrity chef client who wanted a restaurant in Henderson. A nearby building lacked the gas, power and grease trap the concept needed, and a month later this property came up for sale. Clifford said he started working on it in April 2022, more than a year before the purchase in August 2023.
Recorded about two weeks before construction, the conversation covered leasing and site selection. Clifford said the project was 35 percent leased before construction, with another 20 percent in the works, and that the team had turned away roughly 90 percent of the tenants who approached them to protect the merchandising plan. He named Arhaus, The Taco Stand, Killer Whale Creamery and The Barista Botanist among the signed tenants. Asked why this site, he pointed to its retail zoning, freeway access, traffic counts and demographics, and compared the roughly 200,000 square feet of Class A retail he cited for Henderson with about 1.8 million square feet in Summerlin.
Clifford also talked about placemaking: an approved outdoor bar, a stage, and a property manager who will book community events. He said he would not be surprised if more than $100 million is invested once tenant improvements are done. His stated goal was to have tenants open by fall 2027, about 85 percent open by the end of that year, and the rest by the first quarter after.
