Commercial Property Executive reported that VAC Development has broken ground on The Cliff, a $100 million office-to-retail project in Henderson's Green Valley Ranch, about 16 miles southeast of Las Vegas. According to the publication, a VAC-led joint venture acquired and recapitalized the 10-acre, 100,000-square-foot, two-building office property in August, with delivery to tenants targeted for the second quarter of 2027. CAST Capital Partners had bought the property in 2023 for $17.2 million, according to the article, and the project's entertainment component is backed by entitlements the Henderson City Council approved in June 2025.
The piece gave lease sizes for each tenant. Among the three new arrivals, Pvolve is leasing 1,735 square feet for a fitness studio, BODYROK is taking 2,502 square feet for a Pilates-inspired studio, and Visual Comfort and Co. is leasing 3,161 square feet for a home lighting store. Anchor Arhaus, the largest tenant so far, has 16,420 square feet. The earlier tenants are The Taco Stand at 1,783 square feet, Lyte House at 1,744, The Barista Botanist at 1,523 and Killer Whale Creamery at 1,045. Steve Neiger of CAST Capital Partners said in prepared remarks that the team is negotiating with several cult-favorite apparel brands and talking with direct-to-consumer brands about opening a store in Henderson.
