1050 Waltham Way is an 18.73-acre site in the Tahoe Reno Industrial Center (TRIC) this project is being developed as a speculative industrial project for one to four users. The building is a 36' Clear, tilt wall with a panelized wood roof structure, 60-mil TPO with R-30 above the deck. Rigid insulated walls to +10' AFF, 2,740 SF storefront, and punched windows at 4 entries for four potential users. 54-insulated overhead doors, 4-insulated drive-in doors, ESFR Sprinklers, Cambridge heat to 55 degrees, 4,000 Amps of power with a house meter, four 1,000 amp distribution panels with feeders, LED lighting to 30-foot candles at speed bays only. The location is less than 5 minutes from the I-80 and 15 minutes from the Reno International Airport.
